A Rep Commission is a team member’s share of a Lender Commission (what the funder pays your brokerage). They’re created automatically when a deal is marked funded and listed on the Rep Commissions page in the main menu. Everyone can see their own. Changing a status needs the edit permission in the Rep Commissions area of a team member’s permissions, which only admins have by default.

How splits are created

When someone marks an offer funded, the Finalize Funded Deal window records the Lender Commission (funded amount × points) and any PSF. Rep Commissions are then created from both, each as Pending:
  • The deal’s originator and closer each get their own Commission % from Settings → Team → Members. One person in both roles gets one share.
  • Each rep’s manager gets their override % on top, if they have one. See Manager overrides.
The window lists every row it will create and what the brokerage keeps. Only admins (the edit permission in the Rep Commissions area) can change the percentages or add and remove rows there, for that deal only; everyone else sees them read-only. Each person’s amount is their percentage of the Lender Commission, plus the same percentage of the PSF as a separate row. Splits don’t need to add up to 100%: whatever isn’t split out stays with the brokerage. Example. A 50,000advanceat10pointsrecordsa50,000 advance at 10 points records a 5,000 Lender Commission. The originator is on 10% and the closer on 15%, with no splits entered: the originator’s Rep Commission is 500andthecloser′sis500 and the closer's is 750. No Rep Commission is created when a deal is funded with no points and no PSF. Setting the default percentage is covered in Setting a rep’s commission %. Who sees which

Seeing every deal (View All Deals) doesn’t show every Rep Commission. That takes the view-all permission in the Rep Commissions area. See Permission templates.

What the page shows

Each row has the Deal, the Recipient, the Kind (Rep, or Override for a manager override), the Type, the Split percentage, the Amount, the Status and the date it was Created. Click a column heading to sort, and click a row to open the deal. Search by deal or recipient, and filter by status, type, recipient or deal. Clear resets the filters.

One at a time

Click the row’s Status and choose Paid, Pending or Cancelled. It saves straight away.

Several at once

Tick the rows (the box in the header ticks the whole page). In the bar that appears, click Mark paid, Mark pending or Mark cancelled, then Confirm.
Paying a Rep Commission is up to you: marking it Paid records that you paid it and doesn’t move any money. A paid Rep Commission is locked: it can’t be edited or moved back to another status. If one needs a correction, contact support. On an advance

Open an advance from the Advances page or from After funding on the deal’s Offers & Contracts tab, then its Commissions tab. It shows that advance’s Lender Commissions and its Rep Commissions with each recipient, split, amount and status.

Correcting a split

The page changes status only. You can’t edit an amount or percentage, or add a split, after funding. Changing someone’s Commission % or override later doesn’t change Rep Commissions already created. To redo the splits on a deal that isn’t paid yet, delete its advance with Also delete related records ticked and mark the offer funded again. Once paid, Rep Commissions are locked; contact support for a correction.

Common problems

They weren’t the originator or closer when it funded, their Commission % is 0, no points or PSF were entered, or an admin removed them from Rep Commissions when funding.
One is their share of the Lender Commission and the other their share of the PSF. Both show the type Commission.
You need the Rep Commissions edit permission. Ask an admin.
