You can’t drag a deal into the Funded stage or pick it in Move stage. Funding always goes through the offer, so the advance and commissions are never missed.
Mark the offer funded

Open the funding window
On the deal’s Offers & Contracts tab, open the funded offer’s ⋯ menu and choose Mark as funded. Picking a funded stage from the offer’s status pill opens the same window. It’s titled Finalize Funded Deal, with the lender’s name under it.

Check the final terms
The fields start from the offer. Change anything that differs from what the lender actually funded:
- Funded Amount
- Factor Rate
- Number of payments and Frequency (Daily, Weekly, Bi-weekly or Monthly). The number of payments starts from the offer: its term when the term counts payments (60 days paid daily is 60), otherwise payback ÷ the lender’s payment (12 months paid weekly at 225,750 payback is 52). The advance’s payoff date follows from it.
- Payback Amount and Payment Amount. These don’t recalculate when you change the amount or factor, so update them too.

Enter what you earn
- Points (%): the lender’s commission to you, as a percentage of the funded amount. It starts from the offer’s points, or the lender’s Default commission when the offer has none.
- PSF: an optional fee, as a percentage of the funded amount (%) or a flat amount ($).
- Funded Date: defaults to today.
- Commission Expected: when you expect the lender to pay. Defaults to 30 days from today.

Set the Rep Commission splits (optional)
Rep Commissions lists what will be paid: the originator and closer at their usual Commission %, any manager overrides, and what the brokerage keeps. Admins can change a percentage, remove a row or click Add split for this deal only; everyone else sees the rows read-only. See Setting a rep’s commission %.

Click Confirm Funded
A Deal Funded Successfully! window asks what to do with the deal:
- Close Deal marks it complete. No more offers will be tracked.
- Keep Open for Stacking leaves it open to track offers for additional funding.
What happens when you confirm
- An advance is created for the funded amount and payback, marked On track, with the full payback as the remaining balance. It shows on the Advances page and under After funding on the deal’s Offers & Contracts tab.
- A Lender Commission is recorded of funded amount × points, as Pending, due on the Commission Expected date. With no points, none is recorded. See Lender Commissions.
- A PSF is recorded if you entered one, as Pending, due on the funded date.
- Rep Commissions are created from the Lender Commission and the PSF: each person’s percentage of each, as Pending. See Rep Commissions.
- The offer becomes funded and primary. Any other offer on the deal stops being primary. The funded offer’s status is then locked.
- The lender’s submission is set to Approved and locked.
- The deal moves to your Funded stage, and the deal’s activity log records the funding.
- Your CRM is told the deal funded, so any workflow using the deal funded trigger runs. See CRM workflow triggers.
Fixing a mistake
Once funded, the offer can’t be marked funded again. If the terms were wrong:- Open the advance from After funding on the deal, or from the Advances page, to check what was recorded.
- To start over, delete the advance from its ⋯ menu and tick Also delete related records to remove its Lender and Rep Commissions too. Then mark the offer funded again.

Check the amounts are numbers and the funded date is set, then try again. The message under it says what went wrong.
No Lender Commission was recorded

Points (%) was empty or 0 when you confirmed. Delete the advance with its related records and fund the offer again with the points.
A rep got no Rep Commission
A rep got no Rep Commission
They weren’t the originator or closer, their Commission % is 0, or an admin removed them from Rep Commissions when funding. See Setting a rep’s commission %.
