# How do manager overrides work?

> Pay managers a percentage of the lender commission on deals their reps work, on top of the reps' shares.

A **manager override** is a manager's cut of the Lender Commission on deals their reps work. Your brokerage pays it **on top**: it never reduces a rep's share. Overrides are Rep Commissions marked **Override**, created automatically when a deal is marked funded.

Setting an override rate needs the team management permission (admins by default).

## Set a manager's override

## Who gets an override on a deal

When a deal funds, the originator and the closer each get their own **Commission %**, as always (one person in both roles is paid once). Then:

* **Each rep's manager** gets their override %. If the originator and the closer have different managers, both managers get one.
* **A manager over both reps** gets one override, not two.
* **A manager working the deal themselves** (as originator or closer) gets their normal share only, no override on top.
* **Only one level:** a manager's own manager earns nothing on their team's deals.
* **No override** when a rep has no manager, the manager has no override %, or the manager's account is inactive.

What your brokerage keeps is the Lender Commission minus the reps' shares and the overrides.

## Example

A deal funds with a **\$10,000** Lender Commission. The originator Tess is on 30% and reports to Jane, whose override is 3%. The closer Mike is on 20% and reports to Bob, whose override is 2%.

  Overrides add to what you pay out on every deal. Check that your commission and override rates together still leave your brokerage a healthy share. The funding window shows what the brokerage keeps before you confirm.

## Frozen when the deal funds

The manager and the rates are recorded on the deal's Rep Commissions when it funds. Moving a rep to another manager, or changing anyone's rate later, doesn't change deals that already funded.

## Changing them

When a deal is marked funded, the **Finalize Funded Deal** window lists every Rep Commission and override it will create, and what the brokerage keeps.

* **Admins** (anyone with the edit permission in the **Rep Commissions** area) can change a percentage, remove a row or add one, for that deal only.
* **Everyone else** sees them read-only.

After funding, admins can still change any Rep Commission or override on the **Rep Commissions** page until it's marked **Paid**. **Once paid, it's locked.** If a paid one needs a correction, contact support.
