# How do I track what lenders owe us?

> The Lender Commissions page: what the funder pays your brokerage on each funded advance, and how to mark it paid.

A **Lender Commission** is what the funder pays your brokerage when a deal funds. The **Lender Commissions** page in the main menu lists every one, so you can see what's owed and mark it paid when the money arrives. Seeing the page and changing a status need the view and edit permissions in the **Lender Commissions** area of a team member's permissions. Both are on for admins and off for reps and managers by default, see [Permission templates](/help/permission-templates).

## Where they come from

You don't create Lender Commissions by hand. They're recorded when someone marks an offer funded, see [Marking a deal funded](/help/mark-funded):

* **Commission**: funded amount × the **Points (%)** entered when funding, due on the **Commission Expected** date.
* **PSF**: a fee entered when funding, either a percentage of the funded amount or a flat amount, due on the funded date.

Each one belongs to the advance it came from. A merchant funded twice (stacking or a renewal) has a separate set for each advance.

## What the page shows

Each row has the **Deal**, the **Funder**, the **Type** (**Commission**, or **Psf** for a PSF), the **Amount**, the **Status**, the **Expected** date it's due and the date it was **Created**. Click a column heading to sort. Click a row to open the deal.

Search by deal or funder name, and filter by status, type, funder or deal. The count at the right shows how many rows match. **Clear** resets the filters.

## Statuses

| Status | Meaning |
| - | - |
| **Pending** | Recorded, not yet received. Every new one starts here. |
| **Paid** | The funder has paid it. |
| **Cancelled** | It won't be paid, for example the deal was clawed back. |

## Mark commissions paid

    Click the row's **Status** and choose **Paid**, **Pending** or **Cancelled**. It saves straight away.

    Tick the rows (the box in the header ticks the whole page). A bar appears with **Mark paid**, **Mark pending** and **Mark cancelled**. Pick one and click **Confirm**.

Changing a Lender Commission's status doesn't change the Rep Commissions split from it. Mark those separately on the **Rep Commissions** page.

## On a deal or advance

* The deal's **Offers & Contracts** tab shows each advance under **After funding**, with its commission in the **Commission** column.
* Open an advance (from there or from the **Advances** page) and go to its **Commissions** tab to see that advance's **Lender Commissions** and **Rep Commissions** together.

## Correcting an amount

The page changes status only. You can't edit an amount or add a commission by hand here. If the points or funded amount were wrong, delete the advance with **Also delete related records** ticked and mark the offer funded again, see [Marking a deal funded](/help/mark-funded).

## Common problems

    No points were entered when it was marked funded, so there was nothing to record. See **Correcting an amount** above.

    You need the Lender Commissions view permission to see it and the edit permission to change statuses. Ask an admin.
